Leased up at a record pace and sold in 2019 for a 4.45% cap rate--a record for Lakewood, Colorado at the time.

Fort Collins CubeSmart
 

Momentum Ft. Collins CubeSmart is completed and under lease up.  This facility represents a state-of-the-art 83,425 square foot net rentable storage facility in Fort Collins, Colorado.

 

The property is located at the corner of Buckingham Street and North Lemay Avenue. Situated on 4.52 acres, the facility features both climate and non-climate controlled units. The improvements consist of one three-story building and six single-story drive-up buildings.  Lease up is underway.

Uptown Broadway
 

This 8-acre mixed-use, high-density development consists of 36,000 SF of retail, 41 Loft condominiums, and 138 rental apartments.

 

Prominently located at the northern gateway from and to Boulder and just minutes to downtown Boulder, Uptown’s location is perfect for those who want to experience all that Boulder has to offer. With biking and hiking trails, restaurants, coffee shops, banking, and workout facilities all within walking distance, Uptown Broadway has become the new “place to live” in Boulder. The total project sell out by 2010 was $65 million.

 

Bennett Mini Storage
 

Bennett Mini Storage is located in Bennett, Colorado.  Momentum Development LLC raised rates in the summer of 2016 and constructed a new building as well as added storage containers. The new building added 7,800 square feet. There is now a total of 357 storage units. A full-time manager lives on-site in an apartment.

Water Dance on Lake Dillon

Water Dance on Lake Dillon is a master-planned community on 33 acres of land on the edge of Lake Dillon.  The development consists of 38 townhomes and 55 single-family lots. A trail system connects Water Dance to the town of Frisco on one side and to the Nordic Center on the other.  Total sales exceeded $20 million.

Storm Mountain Ranch
 

Storm Mountain Ranch is a fully established, 1,063-acre private shared ranch community, located less than five miles south of Steamboat Springs, Colorado. The ranch is a conservation development with only 14 Homeowners. Each home showcases the unique taste of its owners, blends harmoniously into the surrounding environment, and has become an integral part of the natural landscape. The commitment to preserving and enhancing the natural features of the Ranch has been implemented through Conservation Easement and Design Guidelines and is further assured by the Mission and Vision Statement of Storm Mountain Ranch.  This project resulted in over $39.9M in sales.  Storm Mountain Ranch won the "Smart Growth Award" from Governor Romer.

Marabou

This 1,717 acre shared ranch community has just 62 homesteads and is only six miles outside Steamboat Springs, Colorado. Each homestead is its own private refuge, nestled among vegetation and valleys to maximize privacy and seclusion.  A fly-fishing paradise, the community owns over two miles of private flyfishing along the Elk River and over 10 acres of trophy trout-filled ponds. More than 20 miles of trails connect community amenities, homesteads, and natural open areas, including five owner cabins, barn, and horses, lodge, fitness center, pool, theater, and spa. Marabou won the award for Sustainability from the City of Steamboat.
